Let’s start with the not-so-great news. The price per square meter for buying an apartment in Warsaw currently sits at 16,000–17,000 PLN. That places it far behind Zurich, London, Paris, Munich, Amsterdam, and Vienna—but ahead of Prague, Tallinn, Budapest, Athens, and Riga. From a Polish mortgage-borrower’s perspective, it’s definitely pricey. That said, it’s worth noting that over 85% of Poles own their homes, compared to the EU average of about 70%.

But if you’re not looking to buy property immediately, the rental market offers plenty of options. While competitive, it’s nowhere near the soul-crushing casting calls you’d endure in some European cities.

Here’s what you can expect:

  • Studio apartment in a decent location: ~3,000 PLN/month.
  • One-bedroom apartment: Starting at around 3,500 PLN/month.
  • Larger apartments or townhouses with gardens: For 6,000–7,000 PLN, you can snag a high-quality place in a good area.
